After experiencing almost four years of road construction and a pandemic, the tenants of the 510 W. 14 Mile strip center survived — and are now thriving. St. Julian Wine Company was still able to conduct business. Although they were not able to offer the wine tasting they are known for, that did not stop them. Online and call-in orders were filled. Rows of stacked wine cases covered the sidewalk in the rear of the building. Customers would back up their vehicles, load their purchases, and go.
Currently, three tenants occupy a portion of the almost 16,000-square-foot strip center: St. Julian Wine Company, LensCrafters, and Hair Mechanix. This Troy LensCrafters location was one of only a few in the state allowed to stay open during the pandemic. Hair Mechanix was able to provide clients with a one-on-one service in a secure and comfortable environment.
Don Del Rose purchased the old Hudson’s Car Care building back in the 1980s, and after converting it into one of his seven Baby World ‘N’ Teens locations, it quickly became number one in sales. Don was also very involved in his community. Besides supporting other local industries, he was one of the founding fathers who brought the Spirit of Detroit offshore boat racing to Detroit. When Don decided it was time for Baby Word ‘N’ Teens to close its doors, DOC leased this location for 20 years. Later, DOC sold out to Lens Crafters (Luxottica Retail), and they continue to have a strong business.
This strip center, located in front of the landmark Oakland Mall, has only a 100-foot setback off 14 Mile Road. In 2016, Don decided to completely remodel the building, adding 4,000 square feet and offering retail spaces facing 14 Mile. Tenants now enjoy high visibility with easy freeway access and excellent demographics. Not only are there two lights which stop traffic in front of the building, it is right at the northbound entrance of I-75. Based on current drive-time studies, there are approximately 85,000 cars per day going northbound on I-75, and about 50,000 cars passing the building on 14 Mile. In addition, 300,000 residents live within a five-mile radius, with an average income of $71,000-plus.
More than 6,700 square feet of space is available for lease. Two spaces are occupant ready, and the other is a completely raw and open area where you can “Create your own Space.” Once you have your design, Dorothy will work with you to make it happen. For example, during COVID, when the manager of St. Julian requested bringing in food trucks and setting up wine stations outdoors, which would require closing off a portion of the parking lot, Dorothy readily agreed.
