Monroe Streetscape Project (2026)
The construction that began revamping Greektown’s main thoroughfare in March 2025 is expected to be completed by fall 2026. The $20 million project looks to transform Monroe St. into a safer, more vibrant, pedestrian-friendly space. The initiative, led by the Greektown Neighborhood Partnership, adds more outdoor restaurant seating, a brick-paved street, and greenery to the historic corridor.
Second Ave. Extension (2026)
Bridging Congress St. and Second Ave., this major addition — connecting the future 600-room JW Marriott Detroit Water Square to the riverfront — is scheduled for completion by summer 2026. Created with walkability in mind, the extension will accommodate both vehicular and pedestrian traffic. The $103.9 million project is funded by the Detroit Regional Convention Facility Authority.

RECREATION AND ENTERTAINMENT
Development at Cadillac Square/Cosm (2027)
Located across from Campus Martius, the mixed-use project will offer retail, residential, and entertainment opportunities. The project is being built in two phases: Phase 1 began in 2024, and Phase 2 is scheduled to begin in October 2026. The development will be home to Cosm, an immersive, ultra-high-definition sports viewing experience. An attached market hall will feature both fast-casual and sit-down dining options.
Detroit City Football Club AlumniFi Field (2027)
The new home of Detroit City Football Club is expected to be operational for the start of the 2027 USL season. Located on the former Southwest Detroit Hospital site in Corktown, the $198 million stadium will seat 15,000 fans. The development also plans to include a 76-unit apartment building and a 421-space parking structure on the property.
INFRASTRUCTURE AND PUBLIC TRANSPORTATION

Gordie Howe International Bridge (2026)
Originally slated for a September 2025 opening, the Gordie Howe International Bridge is now projected to open as early as Q1 of 2026. The Canadian-funded crossing is 98% complete, with work underway to finish the ports of entry on both sides. The 1.6-mile cable-stayed bridge features six lanes of traffic and a multi-use pedestrian path for travel by bike or foot.
Michigan Central Multimodal Facility
In October 2025, Gov. Gretchen Whitmer announced plans for a multimodal transportation hub on the Michigan Central campus, which would include Amtrak service. Construction is expected to be completed in 2026, with the first train departures taking place in 2029. The plan would extend the Detroit-Chicago Wolverine train to Windsor and Toronto. In addition to rail service, the facility would also be a hub for both regional and intercity buses.
MIXED-USE

The Belle (2026)
Formerly known as Harvard Square Centre, The Belle is situated in Paradise Valley’semerging entertainment district. The 51,000-square-foot residential property is scheduled to be completed in 2026. In addition to offering 42 residential units, the space will also include retail and dining options on the first floor.
Hudson’s Detroit (2027)
With the completion of the site’s office and retail space in October 2025, the next milestone for Hudson’s Detroit will be when The Detroit EDITION Hotel and Residences open in 2027. The 227-room hotel will be downtown Detroit’s first five-star hospitality space and will include four diverse outlets for food and drinks. The Residences will offer 97 luxury condos that share amenities with the hotel, including housekeeping and fitness center access.
HOSPITALITY
JW Marriott Detroit Water Square (2027)
The former Joe Louis Arena site is being converted into a luxury 25-story hotel attached to Huntington Place. Scheduled to be completed in 2027, the riverfront JW Marriott Detroit Water Square will have 600 rooms and 50,000 square feet of meeting space. Andiamo Italian Chophouse will offer dining options on the ground floor in addition to a lobby bar.
Michigan Central Station NoMad Hotel (2027)
Expected to open in 2027, the NoMad Hotel at Michigan Central Station will be the first U.S. location for the Hilton luxury lifestyle hotel brand. The 180-room hotel will occupy the top five floors of the renovated former train station. The hospitality space will feature a restaurant and bar, luxury health and fitness amenities, and meeting areas.
The District Detroit: Little Caesars Arena Hotel (2028) and Fox Theatre Hotel (TBD)
The social and entertainment space surrounding Little Caesars Arena has been a development hot spot since the sports and entertainment venue’s 2017 opening. In addition to the district’s nearby restaurants, progress is being made on the construction of the Fox Theatre Hotel and Little Caesars Arena Hotel. The former will be located above the Fox Theatre, where 10 stories of office space will be repurposed into 177 guest rooms. Little Caesars Arena Hotel will be a 14-story, 291-room hospitality space adjacent to the arena. The hotel brand has yet to be announced. While there isn’t currently an opening date for the Fox Theatre Hotel, the Little Caesars Arena Hotel is projected to be finished by 2028.
HEALTH CARE & EDUCATION
Henry Ford Hospital Detroit Expansion (2029)
Known as “Destination: Grand,” the 1.2 million-square-foot expansion to Henry Ford Hospital is planned to be completed in 2029. The project includes a 20-story tower, which will house a three-floor rehabilitation hospital along with state-of-the-art patient rooms. It also adds 75,000 square feet of emergency room space and 28 operating rooms. The tower will be connected to the rest of the campus by a pedestrian bridge.
Henry Ford Health + Michigan State University Health Sciences Research Center (2027)
As the first building of the Henry Ford Health academic health care campus, this project will add to Henry Ford Health’s sprawling presence in Midtown. The joint research initiative between Henry Ford Health and Michigan State University is slated to be completed in 2027. The seven-story, 335,000-square-foot facility will also be home to the Nick Gilbert Neurofibromatosis Research Institute, the first brick-and-mortar center dedicated to the genetic condition.

University of Michigan Center for Innovation (2027)
Located in the heart of District Detroit, the University of Michigan Center for Innovation will provide six floors of educational and community-based programming. The center is expected to open in 2027, offering graduate-level programs on the top three floors and community education and training opportunities on the first three floors. Programming at the $250 million campus will focus on robotics, manufacturing, and technological advancements, with a residential tower planned to house students nearby.
Gratiot Life Sciences Building (2027)
While the original plans for this Bedrock-owned hub of innovation, health, and community development called for a five-story, 211,000-square-foot research center, the project has been downsized to two stories. The ground floor will be occupied by BAMF Health, a company specializing in the diagnosis and treatment of cancer and neurodegenerative diseases. Construction on the project nestled in the heart of Detroit’s central business district is planned to conclude in 2027.
